General Building Information
A five-storey building with an elevator is planned, consisting of four full floors and a fifth floor occupying approximately half of the building’s footprint. The development will comprise a total of 33 apartments. The basement level will include an underground garage with 24 parking spaces, a shared storage area for bicycles, strollers, and other items, as well as technical rooms. Solar panels will be installed on the roof. Infrastructure for electric vehicle charging will also be prepared in the parking garage by installing protective conduit systems, allowing electrical cables and charging stations to be added in the future.
Access and Courtyard Area
Access to the property is provided from Aardla Street and Spektri Street. Parking areas will be surfaced with asphalt, while pedestrian walkways will be paved with concrete paving stones. A landscaped courtyard with recreational and playground facilities for residents will be located in the center of the development. Access to the underground parking garage is provided via a ramp from the eastern side of the property along Spektri Street.
Structure
The building’s load-bearing structures are constructed from reinforced concrete, and the intermediate floors consist of reinforced concrete hollow-core slabs. Internal apartment partition walls are lightweight structures made of metal framing and gypsum board.
Facade: The facade utilizes durable and location-appropriate materials, including brick cladding, painted plaster, vertically installed natural-finish timber, and white natural fiber cement panels. These materials are partially natural, renewable, and locally sourced, helping to reduce the building’s carbon footprint. The plinth is finished with plaster.
Heating, Ventilation and Electrical Systems
Ventilation: Each apartment is equipped with an individual heat recovery ventilation unit, which also integrates kitchen hood control. Kitchen hoods must be selected as motorless solutions.
Heating: District heating system with water-based underfloor heating throughout the apartments. The temperature of each room can be regulated independently.
Electrical and Low-Voltage Systems: Each apartment includes a dedicated electrical distribution board and low-voltage communications cabinet located in the entrance hall. Data and power outlets are installed according to the furniture layout specified in the project design.
Video Intercom: Each apartment is equipped with a video intercom system.
Meters: Water and electricity meters are remotely readable.
Technical Systems
Apartments will be prepared for the installation of cooling systems. Cooling equipment and installation are available at an additional cost.
Energy Efficiency
The building has an A-class energy efficiency rating.
Windows and Exterior Openings
Triple-glazed PVC-profile windows are used throughout the building. The exterior color of the window profiles is dark grey.
Terraces and Balconies
The building features steel-structure balconies. Depending on their location, balcony railings consist of vertical timber slats, glass railing systems, or vertical steel railings. Balcony floors are covered with a PVC finish that is easy to clean and maintain. Ground-floor apartment terraces are constructed using timber decking boards.
Construction Warranty and Maintenance
The building and apartments are covered by a two-year construction warranty in accordance with the laws of the Republic of Estonia. The developer and construction partner guarantee that all works are carried out in compliance with the approved construction project and applicable quality standards. The apartment association will receive complete technical documentation, including equipment warranties and maintenance manuals.
